Though not necessary, obtaining a pre-selling home inspection is a powerful sales tool. Not only do potential buyers not have to pay for their own inspection, they can see at a glance that the roof, mechanicals, electrical system and other important elements of your home are in good shape.
A pre-selling inspection can also provide a good check-list of maintenance issues you should address before listing your home. By knowing what needs to be corrected ahead of time, you can shop for the best price and/or save the necessary money rather than being under the gun to satisfy a waiting buyer. Having a pre-selling inspection is especially helpful for homeowners that have been in their homes for a decade or more or for children that have inherited a home and are unsure of past maintenance.
